The second on my list is the gym, I will explore this in some detail.

• an ideal gym would consist of good lighting so that its not dingy.
• plenty of space around equipment.
• rubber mats to protect the floor and the equipment.
• a mirror or two
• music to keep you interested. 
• may have to be more compact equipment to fit in a boat shed
• perhaps some windows fitted into the shed to provide good airflow. 

This photo is an example of a meeting that could potentially, and probably does happen at gyms worldwide. running on a treadmill can become rather boring after awhile and so having a chat, actually having a meeting may be worth it.
